Terms of use
The rules for using Oyen Homes as a buyer, seller, advertiser, or affiliate.
Marketplace role
Oyen Homes provides search, publishing, inquiry, campaign, and account tools. Oyen Homes is not a party to a property transaction and does not guarantee a sale, lease, lead volume, ranking, or transaction outcome.
Seller responsibilities
Sellers must have authority to publish a listing and must keep price, availability, media, contact information, and property facts accurate. Misleading, unlawful, duplicate, or unrelated content may be rejected or removed.
Paid services
Subscriptions, urgent-sale placement, and campaigns are billed in USD. Campaigns require funding and review. Rejected unused campaign funding is returned as described in the applicable wallet or credit terms.
Refunds and cancellation
If Oyen rejects a paid campaign before delivery starts, the campaign-attributable portion of the payment is credited to the seller wallet — Oyen does not refund campaign spend to the original card. After advertising starts, delivered spend is non-refundable and unspent eligible funds return to wallet. The Urgent Sale placement fee is non-refundable on any path, including rejection. Subscriptions cancel at the end of the current period without prorated refunds except for duplicate charges, service failures, mandatory rights, or other cases Oyen approves.
Acceptable conduct
Do not scrape private data, impersonate another party, send abusive content, manipulate ad events, evade moderation, or use Oyen Homes for unlawful discrimination or fraud.
